Phase 2: Living Hall Reno

What do you think of this design?


If you've been following this blog, you will know that I have embarked on my "renovation journey". This is phase 2 after a one-year span of completion of Phase 1.

In this design, I would need new set of TV to fit the new TV cabinet, sofa and coffee table. Some rugs, bean bags (I like Doof) and curtains.

Before-InProgress-After : Bathroom 2




This is the bathroom 2 makeover.
Total makeover.

Before:

The tiles from developer
There is no separation for wet n dry area
Toilet is extremely small.
 
 See the door. It went away

After:

New Foldable Door. RM450. Note, this was not in the original quotation.

 3 types of tiles chosen. Got the tiles from Guocera in PJ.
Cant recall the price proportion. But I paid all in RM3k for tiles for 2 bathrooms. This is also after a 10% staff discount.
Note, please see how the tiles were placed. Horizontal and Vertical also makes a difference.

The WC, wash basin and accessories were from Vernon Bath, SS15, introduced by a friend. Again, I paid RM3k+ (less than RM3500) for all bathroom stuff for 2 bathrooms.

One thing that I didnt like: was the tap. The idea of a tao coming out of the wall was cool. However we chose the wrong one. If a person faces his/her face, his/her head will most likely hit the tap. When you stand at ur wash basin, normally we stand in the middle right.. So middle head down = bang!


This chart here was to show the sales people in Guocera. From here, they will be able to calculate how many boxes of tiles needed. The chart was confusing for me. But i guess the people know best. FYI, it is also good to order extra 1 box of each tile type just in case for spoil, broken, etc. It is not recommended to buy again, same model as different factory batch has different color output. If unlucky, you may get a slight color tone difference.


After I moved in, I realized there was leaking in my utility room. Id came and checked and realized its from bathroom 2. So the plumber was called back. He was gentlemen enough and also admit his mistake. :D ** just imagine, how many would have done this???**

Request for Quotation- Part 3

Eunice and Yee came over for a discussion on the quotation. We walked through the quotation in detailed and they also bought the samples like the type of wood, the glass, the color scheme,etc.

After all the discussion, quite a big change. I added more stuff. So now the quotation ended as


Master Bath Room Makeover - rm8033.90 now 6275$, exclude sanitary fittings and tiles
2nd Bathroom                         - rm3865.40 now 3946$, exclude sanitary fittings and tiles
Grills                                      - rm900 no change
master bed room carpentry      - rm10,600 no change
hall carpentry                          - rm1780 no change
philip room carpentry              - rm280 now $830 because added fake plaster ceiling
shoe cabinet                          - rm2100 no change
wall paper                             - rm750 no change
3rd Room Door                     - rm780
shower screen for master bedroom - rm1100
grand total                            - rm29061

AFTER THE DISCUSSION, I ASKED THE MOST IMPORTANT QUESTION:
-COMMITMENT TO COMPLETE! I set the date for handover and they agreed. So we started work.


We also discuss on the payment, etc. For me, it was RM10k. Then the balance I paid when everything completed.


Since it is a CONDO, Yee also managed the condo management side.

I'll update the final pricing again after showing you all the work progress, photos of the place because as you know, in between we will have VARIATION ORDER (VO)

Request for Quotation- Part 2

I took the quotation given earlier and asked around. I checked with Joanna who was also renovating her bungalow. I also asked my office contractor and another designer/contractor.

Some comments or advice given:
- Price is not too high nor too low
- The price is of "designer's" rate - referring to carpentry
- Better to pay a good or higher price for water proofing as you dont want any "sau mei" / long term after effect. such as leakage or leakage to under condo units.
- Can ask for a overall total goodwill discount
- Asked for exact material used as the quotation mentioned hard wood. What is hard wood? can be ply, can be teak, can be oak...

- Overall, those whom I asked for feedback gave me the thumbs up.

Request for Quotation- Part 1

After I agreed to the drawings from here , of which it also didnt take a long time - probably 2-3 days, I told Eunice she can prepare the quotation for me.

Now, I waited for almost 3 weeks++ for the first initial quotation to came in. I was really wondering why does it take so long?

Some issues:
- It was post CNY and some people didnt start work yet??? *maybe* *my own assumption*
- Their suppliers couldnt give them the price on time ???? *but Eunice said she has her own panel of people* *own panel means regular*...so what took them so long?
- One reason is partly my fault. You see, I know of this very good Plumber and Electrician. He has been servicing my USJ prop for a long time. He is very honest fella and does not overcharge. Something I LIKE. So I told Eunice to contact him to do my renov for the Plumbing and Electrical part. So Eunice contacted him, waited for him, blah blah....one thing FORGOTTEN was, Eunice/Yee should ask "Can he commit for the job", rather than waiting n waiting.. at the end, he didnt take up the job due to a decision we made.

The first quotation came 3 weeks later and amounted to rm30k with change.
