Agent Type #3

Ooo I tell you, this agent is the worst. His name is Agent E.

1_ You call him, he dont pick up the phone. He prefers communication via SMS.
2) You asked him about the particular unit, he will say FIXED PRICE, HIGH FLOOR.
So, I ask him what floor is it, he say above 10. High Floor, High Price. Oi, already pissed me off. I am a genuine buyer and he cant even tell me which floor. So I had to probe, between 10-15, 15-20..and he just say 10-15 EVEN UNTIL the day , outside the condo.
3) You asked for an appointment to view the place, he says HAVE TO WAIT. Cos the unit is rented out and the tenant is ALWAYS not in. Gosh, if the owner sincerely wants to sell, he must give keys right
4) On the day of appointment, HE WAS LATE.
5) He is YOUNG and thinks he is a SMART(ass)
6) He is purposely late cos he was not sure if the tenant was in. You knew why, because its the owner that arrange with the tenant and not him. So he is making calls to owner, owner-to tenant, tenant to owner and owner to him..back and forth

7) My my..comes the surprise. I was the first to arrive for the appointment. later, a flock of people came. it was like a GROUP VISIT. how Unprofessional.
8) He was still unsure if the tenant was in, cos we dont have access to enter the condo. So he uses the ROCK(s) to throw at the window............Please guess, what do you think the GROUP SIZE was???? Winner will get a prize

9) So came the time we went in. Group visit is so unprofessional cos he cant cope with all the questions. We went to see the UNIT. I ALMOST 99% bought it .. WHY..although with all the unprofessional-ism, the unit bear a special number which I *heart* ---- YES YES YES, the unit number is with my SAME BIRTHDAY NUMBER.

10) ok, we viewed the unit. My mom, my brother and my son DIDNT LIKE IT AT ALL. The tenant macam run away people cos no lights in the house. They didnt pay electricity. We asked to on the lights and they said KIDS SLEEPING. However it was so tempting..cos how coincident you can get the same unit number as my birthday right...

11) After that night, the agent again SMS.................. but after I thought thru, no la. The unit is not for me after all. I believe there are other more beautiful units.

Update: The Agent contacted me recently asking me if I had bought...**he smsed** and I totally ignored him.

Agent Type #2

I met this agent #2 twice. At 2 different sites. Always came in pair. 2 guys. *dunno gay or not* but didnt sound like it.

They are young. Can consider them for future use. However between Agent #1 and Agent #2, I'll choose Agent #1 - more professional.

So weakness- Agent must know their property well. The details. When I saw the first unit, it was also Agent #2 first time. He didn't know where things were like where was the 2nd bath, what bedroom is this, how many fans, etc... So product knowledge FAILED. Even if his first time obtaining the unit, he should recee or learn up before engaging a client..right? agree?

Agent Type #1

I encountered many many type of agents while searching for my property. Hence, I'll share the experiences.

Most of the listing, on newspaper or online are by agents. Some are NOT real agents. They are sub-agents or "friend-friend" agent.

The first agent I met was G (need to withhold the name) He contacted me after I left my enquiry online. He was professional to call and not sms (plus point).

He called to say he has a property..a property of not my choice but would I want to explore others? Of course I said SURE. At least this type of agent takes note of your needs/requirement. Furthermore, its Good to Explore.

So off we went to view the place. He and his colleague arrived before I did. (another plus point). He has keys to the place and the place was empty. After viewing, I didn't quite like the property as it was a bit old, about 8 years old. So during the meet up session, they asked more about my requirements.

In less than a week, they found another property. However this property was "not theirs". Meaning this agent found this unit through another agent. Thus, in most cases if the buyer decides to buy, the commission will be split.

Again, off we went to view it. I love the place very much. A quick call to my banker and he said the asking price is slightly above market value. So I told the agent that rm310k was my price. The agent was professional enough to asked the other agent to talk to the owner. However the agent ON THE SPOT rejected the request. Come on, if you dont ask the owner, you think the owner wont reduce? The agent said the OWNER said FIRM price. You see, human change. Some things, in matter of days or hours or weeks can CHANGE. If the owner said firm last 2 weeks, it does not mean this 2 weeks? AT LEAST ASK!!!!!

A week later, agent G asked if I am willing to accept the asking price. I said no. Basically agent G was professional and helpful, but his middle-man was NOT. Although I like the place, but I should not give in. I should not be anxious and regret later right?

Would I work along with Agent G in the future? Definitely and wished he has more units at hand. Btw, Agent G territory is in MK, Solaris, Dutamas area. If you want a good deal around there, he should be the one.

Why Condo

I fell in love with Amaya Condo Show-Unit! This condo till today is not even ready yet. However its the lifestyle and concept that made my decision to hunt for a condo.

In today's lifestyle, we are all looking for a balance (work, social, family, etc). Thus, time is the biggest taboo as everyone is rushing for something. So Condo definitely fits my bill as I can convenient buy groceries in the tuck shop, have my laundry picked up (not that I dont do my own washing..but let say for the big items, the condo has an in-house laundry). The condo has facilities that is made convenient for its residents. Sports Centre (squash (iHeart), swimming (iHeart). Too bad, no small put for golfers. Then hair salon, massage centre, facial, child care, kindy, cafe, etc.

Besides facilities, the other factor is securities. At least it gives you a peace of mind compared to staying in a landed. Not to say that condo is 100% safe, but if I were to to compare to my SJ house, I would rather stay somewhere else. (Will blog about SJ house sometime later)

Of course, the weak side of staying in the condo is parking, getting in and out (not as freely as staying in a house), high maintenance charges, population, etc. However I can overcome those la.

Condo is it

After I made the decision on the location, secondly is the type of property.

So I went searching. I bought Thestar newspaper on Thursday and Saturday as this 2 days, it will have more advertisers. I narrowed the search to SS3, SS4, SS5, SS6, SS7, Ara Damansara and Glenmarie (the one nearer to AD like Bungaraya)

Honestly, my first choice is a single-storey house with land. I dont mind if its old as I am prepared to tear down and re-build. Of course, not that old too (ie: more than 30 yrs?) because then, the entire house' piping, sewage and possible grounding works needs to re-do.

The price of those were sky-rocket and it fetch no cheaper than RM1m. Do I want to spend RM1m on a house? and another RM200k on reno?

In SS3, there is single-storey link houses near the LRT station (good) but then, there is no fresh air. I will end up facing the neighbor's room, kitchen, etc..

AD's houses are slightly over-priced and definitely in terms of of value/investment, it is not a good choice cos your ROI will not be appreciated.

Since then, I gave up on the idea of getting a landed and went for Condo searching. I knew condo was the answer when I first step foot to Amaya Condo by Malton Group.

Idea, Thought, Decision

The idea of getting another property (to stay) came in 2006. I was a bit bored in a double-storey link house in a suburban area in Klang Valley. A big house but only 2 people staying? Thoughts of getting a condo or a single storey came in flashes.

Then in 2009, the urge to get a new place is firmed up. Then the question, what type of property? Where?

I decided that I wanted a place no longer in Subang Jaya. I've been in Subang Jaya since I came back from Uni. But then, I dont want to live too far from my parents too. So the first factor is location. I am looking for properties in Kelana Jaya.

It all began...

Well, I was searching hi and low for property info on the web. I can find many classified (buy and sell) and not many on ID and renovations. Or maybe my skills in searching is not good enough?

So I hope this blog favors those who are starting or planning to buy a property.

This is also the first time I am venturing into a "paid-blog" whereby I want to generate income from it. Maybe at the end of the day I can buy a pair of Bata shoes? Let's work towards that.
